Spread across three floors, the villa offers spacious and light-filled interiors designed for relaxation and connection.


  • The ground floor features a large fully equipped kitchen, a dining room, a cozy living room, a quiet study, a laundry room, and a guest toilet.
  • The first floor offers 4 double bedrooms and 2 bathrooms.
  • The second floor includes 3 additional double bedrooms, 1 bathroom, and a separate toilet.


Whether you’re enjoying your morning espresso in the kitchen, an evening aperitivo on the terrace, or a book in the shade, Casa del Grifone is a place to slow down and savor every moment.


Garden, Pool & Grounds


The property includes an olive field, several large terraces — including a covered one overlooking the pool — and even a small private chapel.


The private saltwater pool (6 × 12 meters) is nestled among Mediterranean plants and completely secluded. It is chlorine-free and heated from mid-April to mid-September, ensuring perfect comfort even in the cooler months of the season. Whether you’re swimming in the morning light or relaxing at sunset, it’s the centerpiece of your outdoor experience.


Between Volterra and San Gimignano


Located in the hamlet of Ponsano, the villa offers rare seclusion just minutes from cultural treasures:


  • 20 minutes from Volterra, the Etruscan jewel known for its alabaster and panoramic views
  • 30 minutes from San Gimignano, famous for its medieval towers and world-renowned gelato
  • About 1 hour from Siena, Pisa, and the Tyrrhenian coast

Tuscany is a land of flavours: local wine, fresh pasta, pecorino cheese, extra virgin olive oil… Cook at home with ingredients from nearby markets, or enjoy traditional meals in the area’s many trattorias.


For a more exclusive experience, we can arrange a private chef to prepare an authentic Tuscan dinner at the villa. For larger events or celebrations, trusted catering services are also available.

Eine wundervolle Woche


Wir hatten eine sehr schöne Zeit in diesem wunderschönen Haus. Im Haus erwartete uns eine Willkommens- Überraschung. Die Zimmer/ Badezimmer bieten viel Platz. Die Klimaanlagen sind gut zu programmieren und regulieren. Die Küche bietet sehr viel Platz. Der Aussenbereich lädt zum geniessen ein. Der Pool war top. Das Poolhaus ist sehr grosszügig, hochwertiger Grill und nochmals einen grossen Kühlschrank. Wenn es ein Problem gab, konnten wir unseren Gastgeber jederzeit erreichen. Eine gelungene Woche mit Freunden. Vielen lieben Danke!

Nos vacances d’été en Toscane


Très belle propriété entièrement réhabilitée avec goût . Un joli mélange entre ancien et moderne/design . La maison est très bien équipée et connectée . La piscine est essentielle en cette saison; et réunit tous les convives avec la terrasse couverte pour se restaurer .

Having experienced more than a dozen Villas in Tuscany, Liguria and Piemento, this one was beyond expectations.

The scenery and landscape are really beautiful, the Villa itself just perfect. Modern, but simultaneously authentic. And the pool. Wow.

Just the right amount of bedrooms and bathrooms for our purposes - and, the most important one; the kitchen.

We also ordered Paolo di Berti, a local chef to prepare us a memorable dinner. Delicious.

  • Is the house fully equipped for a long stay?

    Yes. You’ll find a fully equipped kitchen, laundry room, air conditioning, high-speed internet, a garden with barbecue, shaded terraces, and a private pool. Everything is designed for comfort and relaxation, whether you’re staying for a weekend or several weeks.

  • Can we hire a chef or catering service?

    Yes, absolutely.


    We can help arrange a private Tuscan chef to cook directly at the villa — ideal for a traditional dinner, a celebration, or simply a relaxed evening without cooking. Menus can be tailored to your preferences and budget, and special dietary requirements can usually be accommodated.


    Catering services and informal buffet-style options are also possible upon request. Advance notice is recommended, especially in high season.

  • What kind of pool is it? Is it heated?

    The pool is a saltwater pool, using a natural electrolysis system instead of added chlorine — making it much gentler on the skin and eyes. It is also heated from mid-April to mid-September, so you can enjoy comfortable swimming even in early spring or late summer.

  • What is there to see nearby?

    The villa is ideally located to explore Tuscany:

    • Volterra (20 min): Etruscan city, art, and hilltop charm
    • San Gimignano (30 min): Medieval towers, views, and gelato
    • Also within easy reach: Siena, Pisa, Florence, and the coast

  • Can we bring our dog?
